WHAT PROPERTY AND FACILITY MANAGEMENT SERVICES DOES PODOLSKY|CIRCLE PROVIDE?
Among our many responsibilities regarding overall operation of the property are the following services:
ACCOUNTING AND FINANCIAL REPORTING
- Using Commercial Property Management and Accounting software, we employ a comprehensive approach tailored to each client’s needs, including Accounts Payable Processing, Cash Management, Tenant Invoicing and Collections, Standardized Reporting, Record Keeping and Operating Performance Analysis. Detailed budgets are prepared on an annual basis.
PREVENTATIVE MAINTENANCE PROGRAMS
- On-going review of building systems and scheduled maintenance programs are implemented and monitored by Podolsky|Circle. Tenant spaces are reviewed to assure lease compliance. Vacant spaces are cleaned and prepared to enhance marketability.
CAPITAL EXPENSE MANAGEMENT
- In addition to capital outlays for tenant improvements, physical systems, roofs, parking lots and other building elements need replacement over time. Podolsky|Circle prepares detailed scopes of work to ensure bids are consistent and comprehensive, and offers in-house Construction Management Services to oversee tenant and capital improvement projects.
VENDOR AND TENANT RELATIONS
- Vendors are used for janitorial, security, ground maintenance and repairs on a regular basis – we remain objective by not maintaining our own crews. The Property Manager makes frequent visits to the property to maintain tenant relations and verify vendor performance. For larger properties, on-site management and engineering can be provided.
