WHAT ARE OUR CONSTRUCTION PROCESS METHODOLOGIES?
The Podolsky|Circle Development Team offers two distinctive approaches to a development:
DESIGN-BUILD GUARANTEED MAXIMUM PRICE (GMAX)
- Using experienced contractors who design, build and maintain the systems they install offers a fast track, GMAX approach to development. Base building architectural plans are merged with subcontractor design-build plans for a completed design and efficient means of delivering the project. This approach saves time and assures no cost overruns, while each contractor on the team is held strictly accountable for their price.
CONSTRUCTION DOCUMENT FIXED BID
- This method starts with detailed architectural construction documents. The detailed drawings are then sent to bid with multiple qualified contractors to determine project cost and delivery timeline. While this approach allows for more detailed plans to be drawn before construction commences, it also takes more time overall. While viewed by some as a more “predictable” approach, change orders required by field and unknown conditions can often come as a surprise. Managing this process takes great skill and understanding of the overall project, responsible parties and complex building plans.
